GARDEN PARK AVENUE is a 420 m² apartment in the heart of Kyiv, overlooking the botanical garden — a private residence designed for a modern family with children. The space combines refined aesthetics, intelligent luxury, and bespoke interior solutions. Every zone — from the master suite to the kitchen and living area — is meticulously crafted to deliver uncompromising comfort, functionality, and emotional depth. This interior reflects the design philosophy of KOSHULYNSKYY & MAYER, where beauty speaks not loudly, but with elegance and meaning.

GARDEN PARK AVENUE: A New Standard of Residential Sophistication

GARDEN PARK AVENUE is a manifestation of the design philosophy of KOSHULYNSKYY & MAYER, where luxury is not ostentatious, but balanced, intelligent, and profound. This 420 m² apartment in Kyiv was conceived as an elite private residence for a family with children, offering panoramic views of the botanical garden. Here, the interior design of the apartment is guided by the principle of complete harmony between aesthetics, comfort, and functionality. Every area of the apartment responds to the client’s high expectations of quality, ergonomics, and distinctive style.

Layout That Serves Life

At the core of the concept lies a clear spatial logic. In addition to the shared family area — living room, dining room, and kitchen — the apartment includes a master suite with a spacious bedroom, walk-in closet, and bathroom; two children’s rooms, each with an en-suite and wardrobe; a guest bedroom and bathroom; and a private studio retreat for the head of the household. All spaces are united by a cohesive design language, while still providing a sense of privacy and daily convenience. This is a case where interior design is not just about beauty — it’s about the systematic organization of lifestyle.

Interior Design as an Investment in Uniqueness

The owner had one clear demand — to create an interior without analogues, with truly one-of-a-kind elements. This vision was transformed into a design concept centered on uniqueness in every detail. The parquet flooring was custom-designed by Karina Mayer and produced exclusively for this project. The lighting by LUXXU, showcased at Salone del Mobile in Milan the same year the project was developed, adds to the sense of novelty. From sculptural washbasins by Antonio Lupi to a marble bio-fireplace with a fractured edge finish — every detail in this apartment elevates the interior to the level of an art installation.

A Kitchen Worthy of Michelin Stars

More than just a domestic space, the kitchen here is an architectural stage. Outfitted with innovative Blum hardware imported from Austria, and crafted with tinted “gun metal” finishes delivered from Germany, it balances industrial precision with elegant minimalism. A concealed pantry room houses a professional coffee machine, ice maker, and small appliances — a technical solution that keeps the main area visually pristine. This zone exemplifies the idea of “invisible comfort,” where technology enhances daily life without drawing attention to itself.

The Living Room: Emotional Gravity Center

The living room is divided into two zones — a relaxed lounge for family time, and a formal dining area anchored by an expressive marble fireplace. The fractured stone texture creates a sculptural centerpiece that doubles as a functional art piece. Panoramic windows allow natural light to fill the space, adding volume and atmosphere.

A Bathroom That Feels Like a Private Gallery

In the master suite, the bathroom is conceived as a sanctuary. With Antonio Lupi’s freestanding marble tub, custom-made vanity units, and glass-enclosed showers, the space evokes the calm of a luxury spa. Materials, light, and volume converge to create a daily experience of ritual and refinement — where the bathroom becomes an artful expression of personal space.

Every Detail, Intentionally Designed

The master suite includes a dedicated make-up area elegantly separated by built-in cabinetry for accessories and self-care items. The entryway features a cloakroom and guest WC, while the laundry room has a private entrance from the courtyard, allowing household staff to function discreetly without disrupting the household’s privacy. In this project, functionality is just as important as visual code.
